OVERVIEW

It took 11 months from the date we placed the land under contract until we closed on the property and broke ground. The challenges included annexing the property into the Village; re-zoning the property; addressing floodplain, stormwater and utility issues; completing road improvements and working with neighbors to address their concerns.

  • We worked with a neighboring single-family property owner to annex a portion of their property with ours, using one of our core principles: open and early communication about our development plans. This allowed us to develop a relationship with our future neighbor, avoiding a potential conflict. Continental completed the annexation and re-zoning process in five months
  • During the re-zoning process, a couple of other neighbors hired an attorney to fight our project. We effectively and satisfactorily worked through the issues in order to obtain our zoning approvals
  • The Village of Plainfield had strict stormwater regulations due to the propensity of flooding in this area, and our team was able to meet their standards
  • Road improvements were required and additional right of way could not be obtained from the property owner across the street; our team was able to devise an acceptable alternate plan
  • Electrical power poles were on our side of the street. Continental, our civil engineer and the Village Engineering staff collaborated to determine the best approach to installing these road improvements to ensure safe conditions once constructed

CHALLENGES

Through creative problem solving, skill and effort developing relationships and a high level of open communication, Springs at 127th was built – the first apartment community of this caliber in the Village. The project was a successful collaboration with all stakeholders including the Village, the neighbors, and Continental.
